This SW home is located on a steep ravine and the project entailed grading out under the existing garage which was on stilts and adding approximately 700 additional SF of bedroom/bathroom/office space. We used the existing steel structure to frame in the new interior. The windows were set outside of the metal framing to enclose the room. A high efficiency heating system was installed- a Fujitsu Split System, which uses a heat pump outside to heat/cool the space. The staircase is solid oak tread sitting on steel risers with a steel cable handrail.

Existing kitchen was demolished down to the studs and brought out 14 feet with an incorporated mahogany deck off the back through french doors. The kitchen received new custom cabinets, concrete countertops and new oak floors. In the upstairs, a dormer was added in an existing closet to form a new master bath. The bathroom has concrete counter tops and a custom tiled shower enclosure.

Existing closet space converted to a master bedroom half bath with tiled floor and wainscoted walls with tile. The house also had all windows replaced with high-efficiency models.

10 feet of house was removed off the back of house and addition of 20 feet was added for both 1st and 2nd floors. New space includes new kitchen with cork flooring, custom cabinetry, glass tiled back splash with Corian counter tops.  A Butler's Pantry incorporates the same materials that are included in the Kitchen.  The 2nd floor addition incorporates a new fir staircase leading to a eucalyptus floor leading to new master bedroom/bath and new laundry room. Stain grade Marvin windows bring in a lot of light to the new bedroom which has eco-friendly wool carpeting. The master bedroom also includes a finished wood ceiling and custom built-ins. The new master bathroom includes a curb-less tiled shower enclosure and concrete counter tops resting on a floating custom built cabinet.

Existing kitchen was demolished and the new kitchen was constructed using Eucalyptus floors, granite counter tops and IKEA cabinetry. The wall between the kitchen and dining room was removed to allow for a more open floor plan.

Owner was diagnosed with ALS and Right Arm converted existing attached garage into ADA modified/approved living space with bedroom and bathroom which incorporates a radiant system that heats the floor. Second story, above new space, is now a finished play room with bamboo floors. On the exterior, a new garage was constructed, a retaining wall built as well as a stamped concrete patio. The whole house was resided with lap cedar.

This Hawthorne Dutch Colonial received an entire home renovation which included basement foundation upgrades. The remodeled kitchen now has IKEA cabinets, cork flooring and Paperstone counter tops. The renovated downstairs bathroom now has new tile, new cabinets and fixtures. We built and installed a stained concrete hearth pad for the new high-efficiency RAIS wood stove. The hearth pad extends up the walls behind the wood-stove to protect the walls from the heat of the stove. Created a new bedroom on the main floor with a stain grade pocket door and bamboo flooring. On the second floor a new bathroom was installed with a radiant heat tile floor and shower with jetted tub. Both upstairs bedrooms were completely redone with custom built-ins. The house was energy upgraded with a 3 KW PV Solar system, all windows replaced and a Rheem high-efficiency water heater was installed. New mahogany deck with awning was installed off the kitchen.

Burton Barn: Located in Cedar Hills, this historic house had a year long renovation and Right Arm was responsible for the outside trim work, the front and side entry finish work as well as the 300 SF back patio trellis over looking the pool. The trellis incorporated rough sawn timbers to match the original style of the house.

This Portland "Modern" home is located in NE Portland. Right Arm Construction completely remodeled the bathroom, tiling the floor with 1x3 porcelain tiles and the bathtub surround with 4x10 porcelain tiles. Living room ceiling was crafted using tongue and groove fir. Extensive concrete work included kitchen countertops, hearth pad for wood stove and exterior retaining wall with cedar fence installed on top. Completing the overall feel to backyard is an exterior breezeway roof overhang.

Right Arm Construction completely renovated the kitchen in this historic NE Portland home. The counters are Cesar Stone and the floor is cork. Glass tile mosaic backsplash compliments the custom built clear fir cabinets built by Fred Deiter/Against the Grain (http://www.freddieter.com/). A new window seat bench/mudroom was created in the remodel adding new space for the family to congregate. New energy efficient double hung windows were installed to match the existing original windows and no VOC paint was used.
